Background of the Study
Land use policies are a set of regulations and guidelines that govern how land can be used and developed. These policies directly influence real estate investments, as they dictate what types of properties can be developed in different areas and under what conditions. In Gombe State, land use policies play a crucial role in shaping the real estate market by regulating zoning, land allocation, and property development in urban and rural areas. The state’s capital, Gombe city, is experiencing rapid growth, which has led to an increase in demand for residential and commercial properties. However, the lack of effective land use planning has led to issues such as land disputes, overcrowding, and inefficient land resource allocation (Ibrahim & Musa, 2023).
Land use policies in Gombe State are influenced by a combination of traditional land tenure systems and modern urban planning practices. The challenge lies in harmonizing these systems to create an environment conducive to sustainable real estate investment. Additionally, the enforcement of land use regulations is often weak, which can lead to irregularities such as illegal land transactions and unapproved developments. This study will examine the impact of land use policies on real estate investment in Gombe State, with a focus on the effectiveness of these policies in promoting sustainable development.
Statement of the Problem
In Gombe State, land use policies have not been effectively enforced, and there are frequent instances of land disputes, illegal developments, and inefficient land use. These issues create uncertainty for investors and developers, which undermines the potential for growth in the real estate sector. This study seeks to examine how land use policies impact real estate investment in Gombe State and assess the effectiveness of these policies in supporting sustainable development.

Scope and Limitations of the Study
This study will focus on the land use policies in Gombe State and their impact on real estate investment, particularly in Gombe city. The study will analyze both urban and rural land use policies. Limitations include the difficulty in obtaining accurate data on land transactions and the potential bias in responses from developers and landowners.
